The TCO Method ® is a consulting framework created by Andy McQuade which combines the principles of real estate asset management with Total Cost of Ownership and modern procurement theory.
It changes the way decisions are made about a portfolio to focus on delivering the highest return to the company over the length of time each asset is owned, increasing NOI while reducing resident churn.
Sometimes, it becomes apparent that we're not the right people for the job, and we go our separate ways before any contracts or signed or money changes hands.
If it's a good fit, we'll get a contract in place with a confidentiality agreement baked in, and take a payment in-full for to do an analysis and create a customized recommendations report for your business.
This involves a discovery phase where we ask a lot of questions, ask for some paperwork and records and observe the operations as they are running now, and the report we generate gives you a list of opportunities we see and actions your team can take to move the needle to address them.
Once that's done and depending on what we find, we either move on to working with other clients, or we help create and implement a strategy to address the issues in the report and create a roadmap for your team to follow in order to get where you want to be.
We offer two levels of support for this phase, either a full-service "we help you do this and help coach & train your people" or a less involved advisory-only role.
While most of our clients have been larger, commercial multifamily owner/operators, we've helped real estate developers, vc-funded startups, scattered site property management firms, publicly traded companies, investment banks and many other firms working with or in the real estate industry.

We DO keep track of products and service providers across the industry and will make recommendations that specific brands or products be used (or avoided) based on operating costs and useful life of the product.

During a project, we interface with your project management and design team, your on-site teams and your vendors to ensure secure storage, availability, and on-time delivery of the products they need to complete the job.
We understand and work within the existing logistics systems of suppliers to help ensure proper planning & delivery timing.
We work nationwide across the US, but so far our clients have been largely along the east coast.
